Tim first drove through Seagrove Beach in 1994 — before it was well known. In 2008, he and Patty bought Leeward Unit 2, ground floor, directly on the beach. Their kids grew up here, from ages three to eighteen. Patty is a licensed Florida REALTOR® and handles all bookings personally. When you call 678-850-4091, she answers. No property manager, no call center. In 17 years, every double-booking came from a platform — not once from direct communication. Booking with Patty also eliminates the 10–15% platform service fee.

What guests ask us most
What is it like staying directly on the beach?
Ground floor, just feet from the waves. You hear the surf from inside. You cannot get closer to the ocean unless you are on a boat. Guests tell us it changes how the whole vacation feels — not just beach time, but the mornings and evenings too.
Is it good for families with children?
Extremely. Tim and Patty’s own kids grew up in these bunk beds, at this beach, at this kitchen table. Ground floor means thirty seconds from door to sand. The area has almost no crime, no sketchy nightlife. Genuinely quiet and safe.
Is it good for couples?
Absolutely. Cozy, private, beachfront. You can hear the waves from the bedroom. Patty and Tim have hosted countless honeymoons. Couples consistently say it is one of the most peaceful places they have ever stayed.
What should we do on our first day?
Go straight to the beach. After a long drive from Atlanta, Birmingham, or Nashville, nothing resets your mood faster than walking out the back door, down our walkover, and onto the sand. Everything else can wait until tomorrow.
What is one thing tourists miss?
The walking trails behind WaterColor — across lakes, boardwalks, and shaded nature paths where you often spot deer. Most guests spend the whole week on the beach and never find it. Worth a morning.
