Parking is one of the first things guests ask about. Here is the honest picture — including the one vehicle limit that catches people off guard.
At Leeward Unit 2 — one space included
Leeward Unit 2 includes one parking space in the gated lot adjacent to the building. The space is close, covered from direct sun by shade, and genuinely convenient — no garage, no elevator, no long walk with gear. What you need to know before you arrive: the HOA enforces a strict one-vehicle-per-unit policy. If your group is arriving in two cars, the second vehicle will need to find street parking. Plan for this. Golf cart parking is not available in the lot.
Street parking near the condo
The road in front of the condo has some street parking. In shoulder season it is generally available. In peak summer it fills by mid-morning on beach days. If you are arriving with two vehicles, plan to park one early and leave it for the day, or coordinate arrival times so one vehicle parks and the other uses the lot.
Public parking across 30A — limited
Public parking along the 30A corridor is genuinely limited, particularly at the most desirable destinations. Seaside has the most organized parking — a lot on the north side of the highway — but it fills quickly on summer weekends and parking becomes a real time investment. Rosemary Beach, Alys Beach, and WaterColor have limited public parking. The practical result is that most experienced 30A visitors bike or walk to any destination within 15-20 minutes rather than driving and hunting for a space. This is not a complaint — it is one of the things that keeps the corridor from becoming a parking-lot-flanked strip like most beach highways.
The bike is the right answer for most trips
Seagrove to Seaside: 5 minutes by bike. Seaside to WaterColor: 10 minutes by bike. The entire 30A corridor: 90 minutes by bike at a comfortable pace. Bike rental companies deliver to the condo. The Timpoochee Trail is paved, flat, and well-maintained. For any destination within 3-4 miles, the bike is faster than the car once you account for parking. Most guests who rent bikes for the week use them for nearly every trip and come back saying they were the best investment of the vacation.
